1. Before you start looking for houses in spain:

be prepared when you are looking for your dream house in Spain. Before your go to Spain, be sure that you can easily get to the money you might need for downpayment. This is often about minimum 3.000 Euros to 6.000 Euros. The higher house prices the higher down payment.

Often the down payment can be paid with a credit card but always cash. A check from a Scandinavian bank can take up to 10 days to go through in a Spanish bank.
If you do not have the money for your down payment ready, you will risk to loose the possibility to buy the house, as someone might pay it before your payment goes through.

In Spain you can loan for the property purchase in any currency and any bank you want. Spanish banks do not look differently at foreign or domestic house buyers in spain.
If you wish to apply for a loan for estate purchase you will need to be able to show the following documents:

- A copy of your latest tax documents
- The 3 latest pay checks
- A bank reference
- A private budget
- A draft of your account for the last 3 months

2. When negotiating purchase of houses in spain

When you have found an interesting house you must start negotiating the price and factors with the estate broker. Decide what you are whilling to pay for the house. You should decide on 3 alternatives like the following examples:

Best Case Scenario = € 180 000
Acceptabel Scenario = € 190 000
Worst Case Scenario = € 200 000
And remember that you can bargain about much more than price, be creative for example you can negotiate about:

- Date for moving in
- Payment: when/ how
- Furniture and equipment

The broker who helped you find the house might not be that good a negotiator, and maybe you would do better in talking to the owner. If you want to negotiate with the owner yourself you should make up at team to help you. This team will be more able within house buying than you are. Therefore you must contact the manager at the real estate broker company and make him set up a team that can help you through the affair. There are many legal aspects that you wil not be able to know alot about. The team will be able to help you through those.

There are a large variety of clever real estate lawyers in Spain that speak German, English and Scandinavian languages. A real estate lawyer supports you and give you a safety net, and makes sure that the purchase agreement is guaranteed by Spanish law. That the house do not have any hidden cost, or unpaid loans or any other nasty surprises.
The Real Estate Lawyer can also assist the Real Estate Broker in complex negotiations with the house owner. A Real Estate Lawyer living in Spain is usual cheaper than one working from northern Europe. The Spanish Lawyers knows the spanish laws and legal terms better and will not make the purchase process take longer than necessary.

3. Make a Purchase Agreement for the House

When the owner of the house has accepted your offer, the next step is to make a purchase agreement. The accept will first happen orally for then to be formalised in writing. This process will take 2 weeks or less.
Sometimes it is best to place the money agreed in a local bank or at your real estate lawyer. Then the house owner knows that there is a serious intention of buying the house. This is normal practise in Spain, to reserve the purchase sum till the contract is signed.
Now the real estate lawyer must end the investigations about the house and agree with the owner about all the formal aspects.
